What is SwissMLS?

SwissMLS SA is a Swiss multi-portal real estate distribution alliance created by IMMOMIG SA (dreamo.ch) and Properstar SA (properstar.ch) as a 50/50 joint venture.

It is a distribution network that allows real estate agencies to publish their listings on several portals through a single publishing contract and a single price list. In practice, properties published through SwissMLS are distributed on properstar.ch, dreamo.ch, more than 100 international portals, as well as on future partner portals that will join the alliance.

The model is based on:

On which portals do my properties appear?

The properties published via SwissMLS are distributed on properstar.ch, dreamo.ch, more than 100 international portals, as well as future portals that will join the network.

The goal of SwissMLS is to gradually expand this network by integrating other partner real estate portals, in order to further increase the visibility of the ads.

How does publishing on SwissMLS work?

Switzerland-wide distribution via SwissMLS requires a subscription to SwissMLS SA, which gives you access to the entire network of real estate portals.

In practice, you publish your ads as usual from your business software or manually. No double entry is necessary: distribution to the network portals, including properstar.ch and dreamo.ch, is done automatically via the SwissMLS gateway.

A single publication contract thus allows you to distribute your properties simultaneously on several portals in a simple and centralized manner.

Do I need to change the way I publish?

Your way of publishing remains largely unchanged: you continue to publish your ads from your business software or enter them manually.

However, the way the ads are distributed is changing.
The separate gateways to properstar.ch and dreamo.ch are being replaced by a single SwissMLS gateway.

In practice, you will still publish your properties in the same way, but via a single distribution point, which automatically sends your ads to the network portals.

A simpler, more centralized approach with no double entry.

Will I receive more leads?

SwissMLS acts as a complementary distribution channel, increasing the visibility of your listings on more portals.

By distributing your properties on properstar.ch, dreamo.ch, international portals and, in the future, other Swiss partner portals, you increase your chances of attracting additional inquiries from different audiences.

The goal is to multiply the opportunities for qualified contacts, reaching a wider audience than through a single distribution channel.

Are there any gateway fees for publishing on the SwissMLS portals?

SwitzerlandMLS publishing is done from your business software via a dedicated gateway or directly from an account at properstar.ch or dreamo.ch.

For most CRM in Switzerland, gateway fees are charged for publishing on a partner portal. These fees are set by your software provider. We invite you to contact them directly.

How can I receive leads?

When a buyer or tenant makes a request on properstar.ch, dreamo.ch, or a partner portal, it is sent to you by e-mail and/or directly in your business software, depending on your configuration.

Requests are now grouped under the SwissMLS identifier and are no longer distinguished separately by portal.

You will thus receive all your requests in a centralized manner, without any changes to your usual follow-up process.

How are leads identified?

Leads generated via the network are grouped and identified under SwissMLS.

In practice, requests are no longer separated by portal (properstar.ch, dreamo.ch, etc.), but are centralized under a single source (SwissMLS), which makes management simpler and more transparent.

You will thus retain a clear overview of your requests from the SwissMLS network, directly in your business software.

How can I measure the performance and the number of leads from the SwissMLS portals?

If your CRM is integrated with the SwissMLS network, you can track all requests directly in your business software.

Since leads are centralized in SwissMLS, you have a global view of the volume of requests generated by this channel, without distinguishing by portal.

Depending on your CRM provider, additional reporting features or statistics may be available. Some providers may also charge a fee for these services.

Should I stop listing my properties on my usual portals?

SwissMLS is designed as a distribution channel that allows you to diversify your sources of requests.

You can continue to use other portals in parallel, according to your marketing strategy.

SwissMLS is an additional lever for visibility and lead generation, in addition to existing solutions.

But we hope that the impressive growth in the performance of the SwissMLS network will allow you to save money by not publishing elsewhere.

What happens if new portals join the network?

When new portals join the SwissMLS network, your ads automatically benefit from a wider distribution, without any additional action on your part.

No new integration or technical configuration is required: the distribution to the new portals is automated.

Your visibility increases progressively as the SwissMLS network grows.

However, there is no option to choose which ad goes to which partner in the SwissMLS network.
